At the time I purchased these tiles, I was informed that they were covered by a thirty-year guarantee from Sahtas, including both materials and labour for any manufacturing faults. This was demonstrated during your initial warranty repair, when you replaced the defective tiles and covered the full cost of labour, materials, and scaffolding. In 2023, my surveyor recommended that the front section of the roof be completely replaced to avoid future scaffolding and associated costs. However, I was advised that Sahtas would not cover this at the time, but that any future failures arising from manufacturing defects in the kiln process would be addressed under the guarantee.

In 2024, I discussed further tile failures with your agent, Adam Spicer. He suggested delaying action for a year to assess whether additional tiles would fail. I do not believe that the closure of your UK warehouse affects the validity of the guarantee provided at the time of purchase, particularly as your products continue to be sold in England. I have attached a copy of your warranty statement, which clearly outlines under the heading Replacement of Defective Product that:
In the unlikely event of a failure and subsequent claim under this warranty, Sahtas will supply adequate replacement tiles free of charge, ex works.

If the claim falls within the first 10 years following installation, Sahtas will pay the full costs of reinstatement, having obtained competitive quotes from two or more sources. If you are able to supply the replacement tiles, I have a contractor who can complete the remedial works at a cost of approximately 3,0003,500 GBP. Alternatively, if you would prefer to resolve the issue more permanently by reroofing the front section of the propertythereby eliminating the risk of future maintenance and associated costsplease advise, and I will obtain a quotation for these works.
