Mortgage Valuation
RICS-registered surveyors assess property value for mortgage lenders. Determines safe lending amounts through property inspections and market analysis. Accepted by most UK lenders, valid for 3 months. Required for Home Report exemptions and replacement reports.
Energy Report
Energy Performance Certificate required for property sales or rentals in Scotland. Rates energy efficiency, provides environmental impact data, and suggests improvement measures. Valid for 10 years. Includes annual energy cost estimates and accessibility audit components.
Single Survey

What is included in a Scottish Home Report?
A Scottish Home Report contains four elements: Single Survey, Mortgage Valuation, Property Questionnaire, and Energy Report. These documents provide comprehensive property information for buyers.
When does a Home Report expire?
The Home Report remains valid until property sale, but the Mortgage Valuation expires after 3 months. Replacement reports are needed if selling extends beyond this period.
Are any properties exempt from Home Reports?
New builds, holiday properties, commercial mixed-use properties, and private sales may be exempt. However, Mortgage Valuations or Energy Reports might still be required in these cases.
How much do Energy Reports cost?
Energy Reports cost £90 (inc VAT) for properties with up to 3 bedrooms. Properties with 4+ bedrooms require contacting us for a tailored quote.
